Captain Charlie's Station - Bald Head Island, NC

Q1: What is included in the sale?

A: The property offered for sale consists of five (5) platted lots and one (1) unplatted parcel. Four (4) of the lots are located in “Captain Charlie’s Station,” three (3) of which are improved with residential cottages. The fifth lot (3702) is vacant, abuts the Captain Charlie’s lots, and fronts Federal Road. The unplatted land lies between the Captain Charlie’s lots and the Atlantic Ocean. These properties are being offered as a package for $10,500,000.

Q2: What is the total acreage that conveys?

A: The four (4) Captain Charlie’s Station lots have a combined area of approximately 4.11 acres. The lot fronting Federal Road contains 0.21 acre of land, more or less. The acreage of the unplatted oceanfront parcel depends upon the location of mean high water at any particular time.

Q3: Do you have an updated CAMA survey and are these properties considered “rebuildable”?

A: The First Line of Stable Vegetation (FLSV) was located as of February 2022 and flagged. The setback from the FLSV is currently 270’. This is informational only. At the time a building permit is pulled for any construction on the Captain Charlie’s lots, the FLSV must be surveyed again.

Q4: What are the restrictions for changes to the exteriors of the homes?

A: Except for required maintenance to preserve and protect the homes from deterioration, the exteriors of the three cottages and outbuilding on Captain Charlie’ No. 2 (the “radio shack”) are to remain consistent with their historic nature. Please refer to the deeds and covenants for details.

Q5: What are the restrictions for the changes to the interiors of the homes?

A: There are no restrictions regarding changes to the interiors of the three cottages and outbuilding. Please refer to the deeds and covenants for details.

Q6: Can any additional structures be built on Captain Charlie’s No. 1?

A: A 4-cart garage may be built, subject to building permit and CAMA requirements and approval by Bald Head Association (“BHA”) and Declarant (currently Bald Head Island Limited, LLC). The plat shows the building pad location for the garage. Please refer to the deeds and covenants for further details.

Q7: Would I be able to build a garage on the cart parking area behind the cottage on Captain Charlie’s No. 1?

A: No. Please refer to the deeds and covenants for details.

Q8: Can the outbuilding located on Captain Charlie’s No. 2 be converted to a single bedroom home/crofter?

A: Yes. There are no limitations regarding the use of the outbuilding except as may be imposed by BHA and/or the Village of Bald Head Island, assuming that the exterior of the building remains as it is today. Please refer to the deeds and covenants for details. Schematic plans for a 1-bedroom crofter exist.

Q9: Can any additional structures be built on Captain Charlie’s No. 3?

A: A reproduction of the original storage/radio shack building at its original location may be built on the remaining foundation, subject to building permit requirements and CAMA requirements and approval by BHA and the Declarant.   Please refer to the deeds and covenants for details. The plat shows the location of the foundation/building pad.

Q10: What can be built on the vacant lot, Captain Charlie’s No. 4?

A: A detached single family, one-story dwelling may be built within the building envelope depicted on the plat, subject to building permit and CAMA requirements and approval by BHA and the Declarant.  No additional buildings may be built. Please refer to the deeds and covenants for details.

Q11: What can be built on Lot 3702?

A: A single-family residential dwelling or a mixed-use commercial/residential building containing at least one full floor dedicated exclusively to commercial use can be built, subject to building permit and CAMA requirements and approval by the Declarant (currently, Bald Head Island Limited, LLC). Please refer to the deeds and covenants for details.

Q12: What is the architectural review process?

A: Captain Charlie’s No. 1, 2, 3 & 4 are subject to the jurisdiction of the Bald Head Association, a non-profit property owners’ association (“POA”). Prior to construction or renovation on these lots, approval by the BHA’s Architectural Review Board (ARB) is required, along with approval by the Declarant. Lot 3702 is not subject to the jurisdiction of a POA.  Prior to construction or renovation on Lot 3702, approval of the Declarant is required.  Please refer to the deeds and covenants for details.

Q13: When were the homes built? 

A: The cottages and the outbuilding on Captain Charlie’s No. 2 were constructed circa 1903 and have been renovated numerous times in the past 40 years. They are being sold as-is and without warranty.

Q14: How many golf carts convey and what is their condition?

A: Three (3) used golf carts in good/fair condition convey with the property, as-is and without warranty.

Q15: Are memberships in the Bald Head Island Club and/or Shoals Club available? 

A: Yes. Three (3) Bald Head Island Club full memberships and three (3) Shoals Club memberships are attached to the Captain Charlie’s lots.  Additional Bald Head Island Club and Shoals Club memberships may be available for purchase from the Clubs within 60 days after closing. Please contact the Clubs directly for information on membership availability, requirements, and approval.

Q16: Can the driveway leading to the cottages from Federal Road be gated? If so, is an electric gate permitted?

A: There is an existing gate at the base of the driveway that is typically left open.  ARB guidelines do not currently prohibit a gate, and make no mention of whether it can be electric. That said, public access to the Captain Charlie’s site has not historically been prevented and the site is currently on the Old Baldy Foundation historic tour. Please refer to the deeds and covenants for details.

Q17: Are there any limitations or restrictions on landscaping, i.e., tree planting, vegetation removal, etc.?

A: Per the covenants, the Captain Charlie’s lots must be maintained with natural vegetation; no grasses or ornamental vegetation is permitted.  The covenants, ARB guidelines and Village of Bald Head Island ordinances also regulate and/or limit what vegetation can be added or removed. Currently, there is no formal landscaping at Captain Charlie’s Station, the intent being to keep the site as natural as possible. Please refer to the deeds and covenants for details.

Q18: Are there any exclusions to the sale?

A: Other than leased equipment for cable/internet service, all furniture and fixtures convey, as-is and without warranty.

Q19: What Property Owners’ Association (POA) does the property fall under?

A: Capt. Charlie’s No. 1, 2, 3 & 4 are subject to the jurisdiction of the Bald Head Association. Lot 3702 is not currently subject to a POA, but may be at a later date.

Q20: What is the estimated annual rental for each home?

A: A rental history for the Captain Charlie’s cottages can be found in the data room. The rental history is for informational purposes only, and not a prediction or projection of future rental revenue for the homes.

Q21: What is the purchase price of the property?

A: The offering price is $10,500,000. Interested parties are invited to make an offer.

Q22: What is the process for making a purchase offer?
